Questions people ask. Answered here, before you have to.
How do you decide the asking price?
From the last six sales on your street or the nearest similar ones, adjusted for what your house has and lacks. I show you the sales and my arithmetic. I do not price from listings, which are only hopes.
What do I need to fix before listing?
Usually paint, light and the front step. I walk the house with you and write a short list with rough costs. You decide what to spend; I will tell you what I would skip.
Why only one open house?
Because the first weekend decides most sales. One well-run Saturday brings the serious buyers in together; after that, viewings are private and booked through me.
How do you choose between offers?
Terms before price. A slightly lower offer with a short close, no sale contingency and a buyer who has done their inspection is often worth more than the highest number.
What do you charge to sell?
2.5% of the sale price, paid at closing out of the proceeds. Photography, the dusk shoot, staging advice and the open house are included.
Do I pay you as a buyer?
Usually the seller pays the buyer's agent. When they do not, we agree a fee in writing before we start viewing, so there is never a surprise at the table.
Can you show me houses before they are listed?
Sometimes. Owners often call me months before they sell. When one of them is happy to show early, I tell the buyers I am working with first.
Do you work outside these neighbourhoods?
Rarely. I am good at these streets because I stay on them. If you are elsewhere I will introduce you to someone I trust.
